Version in force as of 14 October 2026 · applicable to bookings made directly with Domaine Gouloumès (website domaine-gouloumes.com, telephone, email or WhatsApp).
These general terms and conditions govern the seasonal rental of the furnished holiday homes (meublés de tourisme) La Bastide du Causse (Ginouillac, 46300 — up to 8 people) and Le Belvédère du Quercy (Soucirac, 46300 — up to 4 people), offered by Cédric Gouloumès, sole trader (entrepreneur individuel, EI), 3, route des Plaines, 46300 Saint-Projet, SIRET 823 591 912 00022, hereinafter ‘the Owner’, to any person making a booking, hereinafter ‘the Tenant’.
Bookings made through platforms (Airbnb, Booking.com, Abritel/Vrbo…) remain subject to the terms and conditions of those platforms.
The rental is concluded for use as a holiday residence, for the period stated at the time of booking, which may not exceed 90 consecutive days. The Tenant may not claim any right to remain in the premises at the end of the stay. Subletting and assignment of the contract are prohibited.
Bookings are made online via the website’s booking engine, or on the basis of a quote sent by the Owner. The Tenant chooses the house, the dates and the number of guests, and takes note of the total price and of these terms and conditions, which the Tenant accepts by confirming the booking.
The contract is formed upon receipt of the first payment provided for in Article 6. A booking confirmation summarising the stay, the price and the payment schedule is then sent to the Tenant by email.
No right of withdrawal. In accordance with Article L.221-28, 12° of the French Consumer Code (Code de la consommation), the Tenant does not have a right of withdrawal for this accommodation service provided on a specific date. Only the cancellation conditions set out in Article 7 apply.
Prices are stated in euros, all charges included: rental of the accommodation, water, electricity, heating, air conditioning, Wi-Fi, bed linen and bath towels, and pool heating from 1 May to 30 September.
The following are added to the price of the nights:
The total price applicable is the one shown in the booking summary or in the accepted quote.
Direct discount. Bookings made on the website benefit from a 20% discount on the price of the nights (code DIRECT20, applied automatically). The discount does not apply to the cleaning fee, the tourist tax or optional extras, and cannot be combined with other offers unless otherwise stated.
Payment is made in two instalments:
For any booking made less than 30 days before arrival, the full cost of the stay is paid at the time of booking.
The sums paid at the time of booking constitute a deposit (acompte) and not a forfeitable deposit (arrhes), within the meaning of Article L.214-1 of the French Consumer Code. Payments are made by card on a secure page operated by Stripe; the Owner never has access to the full card details.
If the balance is not paid by the due date, and after a reminder has remained unanswered for 72 hours, the booking may be considered as cancelled by the Tenant, under the conditions of Article 7.
Any cancellation must be notified to the Owner in writing (email or message). The date of receipt determines the applicable conditions:
If the Tenant has not arrived and has given no news by 12 noon on the day after the arrival date, the contract is deemed to have been cancelled by the Tenant and the Owner may dispose of the accommodation. A shortened stay does not give rise to any refund.
Any request to change dates will be considered subject to availability; it may result in a difference in price. The Tenant is advised to take out travel cancellation insurance.
If the Owner has to cancel the booking, the Owner will inform the Tenant without delay and immediately refund all sums paid in full. Except in cases of force majeure, the Tenant may also claim compensation at least equal to the penalty the Tenant would have borne had the cancellation been made by the Tenant on that date.
A tourist tax is added to the rental price. It amounts to €1.18 per adult per night for La Bastide du Causse and, for Le Belvédère du Quercy, €1.30 per adult per night in 2026, then €1.69 from 1 January 2027; persons under 18 are exempt. The amount is shown separately in the booking summary, before any payment. If minors were included in this calculation, the corresponding amount is refunded.
Check-in is from 4 pm and check-out before 11 am, unless otherwise agreed in advance. Arrival may take place in the presence of the Owner or independently, using a secure key safe. The Tenant provides an approximate arrival time and notifies the Owner 30 to 60 minutes beforehand.
The accommodation is handed over clean and in good condition. The Tenant must report any anomaly within 24 hours of arrival. The Tenant returns the accommodation tidy, with the washing-up done and the bins emptied; end-of-stay cleaning is carried out by the Owner.
Security deposit. A security deposit of €800 for La Bastide du Causse and €500 for Le Belvédère du Quercy is required from the Tenant. It takes the form of a simple card imprint, registered online through our partner Swikly using the link sent by email about 7 days before arrival, and must be registered before arrival. No amount is blocked or charged when it is registered. It may only be used in the event of damage, losses or charges provided for in Article 11, found during the stay or on departure, up to the amounts substantiated and after the Tenant has been informed. If there is no damage, it is released after departure. Registration of the deposit is a condition for handing over the keys: if it has not been registered by arrival at the latest, the Owner may refuse entry to the premises, and the stay is then considered cancelled by the Tenant, under the conditions set out in Article 7.
Each house has a private, unsupervised swimming pool, open all year round and heated from 1 May to 30 September. Outside this period, heating may be offered as an option under the conditions set out in Article 4; heating the pool up takes several days, and the water temperature, which depends on external conditions, cannot be guaranteed.
The pool is used under the sole responsibility of the Tenant, who must follow the posted instructions and put the safety device back in place after each swim. Children must be supervised by an adult at all times. In the event of temporary unavailability for technical or health reasons, the Owner will endeavour to remedy the situation as quickly as possible.
The Tenant must hold civil liability insurance covering the rental risks associated with the stay (‘villégiature’ or holiday cover, often included in home insurance). The Owner cannot be held liable for theft of or damage to the Tenant’s personal belongings, nor for interruptions to services (water, electricity, internet) beyond the Owner’s control, which the Owner will endeavour to remedy as quickly as possible.
Data collected at the time of booking is processed in accordance with our privacy policy.
Any complaint relating to the stay must be sent in writing to the Owner ([email protected]), if possible during the stay so that a solution can be found on the spot, and no later than 30 days after departure.
If no amicable solution is reached within two months, the consumer Tenant may refer the matter, free of charge, to the consumer mediator to which the Owner is subject: CM2C — Centre de la Médiation de la Consommation de Conciliateurs de Justice, 49 rue de Ponthieu, 75008 Paris, France — www.cm2c.net — tel. +33 1 89 47 00 14. Disputes can be submitted online on the mediator’s website.
These terms and conditions are governed by French law. In the event of a dispute, and failing an amicable agreement, the competent courts shall be determined in accordance with the ordinary rules of law; the consumer may bring proceedings before the court for the place where the consumer was living at the time the contract was concluded or the harmful event occurred.
